Policy hurts city

January 27, 2014

I have asked the Williamsport Water Authority to collect their own water bills. Tenants, through an archaic law, are freeloading on Williamsport landlords....

Mim,

"rmiller how do u earn interest when people owe you money ?? "

Make the distinction between what tenants owe you versus the deposits you have put in escrow (assuming you did) and are holding (no doubt rightfully so).

These suggestions have been given to Mim several hundred times, she ignores them. Cuz it means extra work for her! She rather just collect the check! You're wasting your time trying to reason with her cuz she can't be reasoned with!

doing some improvements both structurally and cosmetically on this property. leaning right mentioned how he views his tenants and we would fall into that category - the mindset, "it's our property while we live here and we will take care of it as such."

On the other hand, trying to get anything done by this landlord take some coercion legally because he is a landlord, and only a landlord. You see, there are people who will take care of their property (yours by bank loan or not) but our residence. With modern technology, screening tenants would be a valuable asset, even if a cost came with that avenue. Just some suggestions.

Until the water bill situation resolves itself/reverses policy, you only have a couple of options. I just don't think that getting on this forum and screaming at people is one of them, that would be productive.

Mim,

"why do i have to sit on that money owed?? "

Maybe because you earn interest on that money (little known fact by many renters)?

Mim, if you would stop screaming at people on here, you might get some positive feedback that may or may not help you. Caps are screaming.

There are two sides to every coin. There is the landlord side and the tenant side. Unfortunately, you are asserting (loudly) that you shouldn't be responsible for tenants who stick you with water bills? Knowing that before you rent, wouldn't it be advisable to include an average water usage bill into the rent and hold that money (in an escrow account) separate from a security deposit figure? I ask that only because that might be an incentive for the tenant to pay the water bill, along with procuring stable and responsible tenants, prior to renting?

When my husband and I rented this property going on four years ago, I've lost count of the monies we spent (of our own accord) cont.

I include water&sewer in all my places but mim is right water should ultimately be the responsibility of the user. Just imagine if the electric or gas companies changed their policy and attached the bill to the house. Just doesnt make sense. Keep up the good fight.

Ritty, Do u know how many people owe me rent right now waiting on income tax checks ??christmas and january r the worst month? heat and xmas do you now how many families are late on their rent every month? now I add 50 water bills on top of rent owed you think these families would pay anymore to me for water? Why cant they owe the water bill to the water company that has bank accounts in New York and brings in millions each month why do i have to sit on that money owed?? Small business cant be responsible for this. Dont say bad tenants these are regular workng struggling families.

Spigotz;

I have question about your comment below.

"" The entity itself is independent of the city because it serves multiple municipalities. ""

Can a home-owner or business Contract directly with, and "purchase" water, and "pay for" that water directly to the [independent ] entity.??

Magic, I gave her the same advice when she was on her quest against the rental ordinance. It's too bad she chooses to get so emotional and lashes out because she has a valid argument. I would venture to say there are other landlords who would like to see the policies changed but it would be difficult to attach yourself to someone that is so unreasonable. I think that's why you see the comments you do here. I think the majority those who commented probably agree with her but her delivery turns most people off and in turn they don't support anything she says.

Mim, this why no one takes you seriously! You belittle, insult, and rant on and on and on! Act like an adult and talk with rational and logic. When you insult and name call everyone ignores your complaints. An you complaints about the water authority are valid and correct, however your approach is offending and laughable. I can remember when you absolutely against the rental ordinance and were complaining about it before you had and info, and when you did ask questions and actually learn what ordinance was you were for it! So calm down, relax, and maybe people will take you seriously!

Wow, mim, I musta hit a nerve. And no, I was never a tenant. I am, however a person called to " check out" your hovels. I have yet to advise any client to rent from you. The are some great properties for rent around here, at a decent price.

To me, it makes sense to have the water bill in the name of the tenant just like other utilities are.

For some reason, that's not the policy, and Mim has every right to try to persuade her fellow citizens and elect officials that the policy needs changed.

Meanwhile, it seems that most other landlords have figured out a way to offset these losses, such as including water, sewage, and garbage removal with the rent. I forget why Mim said this wasn't a good option for her.

Time for my nap. Keep warm, friends.
