Loyalsock property demolition, use for possible store, apartments under review

A national clothing store has its eye on a space in Loyalsock Township, according to a recent township supervisors’ meeting.

The store, which has yet to be identified, would be, if approvals are given, at the site of the former Triangle Tavern on Shiffler Avenue.

Harkness Real Estate Partners LLC have submitted a conditional use application and plan for the redevelopment of the 300 Shiffler Ave. property.

This site has a vacant two-story building that once housed five second-floor apartments and a first-floor popular Italian-American restaurant. It also served as a men’s barber shop.

The applicant is looking to demolish the building and construct a new two-story building with retail on the first floor, which is a permitted use.

Also, the applicant wants 10 apartments on the second floor.

Apartments are a conditional use in the commercial zoning district.

The issue was brought up recently as it was related to the need for a public hearing for the property/use, said Bill Burdett, township manager.

The board scheduled the necessary public conditional use hearing for the potential use for Jan. 11.

“Nothing has been approved yet,” Burdett said.

If the new use is approved, it will require demolition, as stated.

As for parking concerns or questions, the township officials are not sure about the amount of parking required and that will likely come before the board after the use is determined, Burdett said.

The new building would be in roughly the same footprint as the current one. The third floor would be a deck with a few studio apartments. The developer wants to take advantage of the ordinance that allows a nonconforming building to be demolished and built on the same footprint with specific specifications.

The developer would like to propose 36 parking spaces which would not meeting the requirements for both the retail space combined with the apartments use.

The developer would be comfortable with less than the ordinance requires.

The planning commission viewed the building proposal as a gateway from the west to east to the Golden Strip.
